When faced with things like long lead items or a tight schedule, Construction Management is critical. Our involvement early in the process provides numerous benefits that would not be realized in a typical, lump-sum type of contract.
Our Construction Management Services are comprised of four distinct phases.

Planning Phase
Working from input provided by the Client, Designer or Architect, we develop a preliminary budget with a complete breakdown of costs.
At this point in the process we can provide cost-saving measures, identify potential scheduling problems and determine whether certain specifications are appropriate. Frequently we can suggest a better method of achieving a particular detail, offer a less-expensive material to the one specified, and identify items that need to be ordered in advance. These are just some examples of the benefits of our Construction Management services.
In addition, we always provide a detailed schedule that outlines the various aspects of construction, highlighting critical dates and milestones.

Tendering and Award Phase:
At this point, subcontractors and suppliers are selected and the contract drawings/ specifications are distributed for pricing.
A site walk-through for those trades bidding on the job will be coordinated by the Site Manager assigned to your project. The Site Manager will serve as a conduit through which all inquiries or concerns will be relayed to the client or consultant. He will then respond to all parties with the information required to submit competitive, fair bids.
All tenders will be received and verified by the Construction Manager to confirm that they are complete and accurate. Once the bids have been reviewed, a budget analysis spreadsheet will be prepared and forwarded to the client and consultant, along with our comments, suggestions and recommendations.
Once final decisions are made, the Construction Manager will award the contracts by way of a purchase order or letter of intent. At this point, copies of Insurance and WSIB Clearance Certificates will be collected, and all shop drawings, samples and submittals will be identified and requested from the appropriate subcontractors/ suppliers.

Construction Phase
The Site Manager will ensure that each subcontractor has the necessary documents (drawings, specifications, addendums) to properly complete their work. Also included with these documents will be a copy of the preliminary construction schedule. The Construction Manager or Site Manager will begin applying for all permits.
A start-up meeting will be arranged and chaired by the Construction Manager to initiate the work and tend to the following:

Minutes of these meetings will be recorded and distributed by the Construction Manager.
The Site Manager will see to it that all work is done in accordance with the contract documents. The progress of the work and adherence to the schedule will be closely monitored by the Site Manager and the Construction Manager. All shop drawings, samples and submittals will be collected and submitted for approval as soon as possible. The Site Manager will monitor the approval of these submittals so that approvals are granted in a timely manner and orders are placed to meet the date of Substantial Completion.
Inevitably, changes will be necessary to accommodate site conditions and/or requests by the Client or Consultant(s). All Contemplated Change Notices, Change Orders and Site Instructions will be processed as quickly as possible by our Contracts Administrator. At each interim billing, any additions or deletions to the base contract amount will be added or deleted accordingly.

Post Construction Phase
Upon completion of the project, the Construction Manager will accompany the client and consultant in conducting a site inspection of the work performed and prepare a Deficiency Inspection Report. Copies of this report will be distributed to the appropriate trades along with a date by which any/all items are to be dealt with. On this date, the Construction Manager, the client and the consultant will perform a final inspection to ensure that all items have been addressed. A letter will be distributed to the client and consultant confirming this.
The Construction Manager will then collect and submit all close-out documentation including but not limited to the following:

The Construction Manager will then arrange for and attend the final walk-through and sign-off of the Permits with the appropriate City of Toronto Building Inspectors.
